Home Prices Mixed, Sales Up in May

Sales of single-family, re-sale homes were up 5.6% compared to last May. There were 114 homes sold in Santa Cruz County last month. The average since 2000 is 157.

The median sales price for single-family, re-sale homes was down 0.4% year-over-year last month.

The average sales price rose 8.2%, year-over-year.

Inventory was up 55.1% compared to last May.

As of June 5th, there were 425 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The sales price to list price ratio fell from 101% to 99.99%.

One hundred & forty-two homes went into escrow last month, a increase of 26.8% compared to last year.

Days of Inventory rose from 86 to 112. The average since 2003 is one hundred and thirty-nine.

Days on market was twenty-six. That is the time from when a home is listed to when it goes into contract.

The median sales price for condos gained 7.7% year-over-year. The average sales price rose 10%.

Condo sales were down 13.5% year-over-year. Thirty-two condos were sold last month.

Inventory was up 77.6%.

As of June 5th, there were one hundred and nineteen condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory fell from one-hundred and forty-two to one hundred and twelve.

It took forty-nine days, on average, to sell a condo last month.
