Market Commentary
Sales of single-family, re-sale homes were down 8.1% compared to last July. There were 125 homes sold in Santa Cruz County last month. The average since 2000 is 157.
The median sales price for single-family, re-sale homes was flat year-over-year last month.
The average sales price rose 5%, year-over-year.
Inventory was down 23.6% compared to last July.
As of August 5th, there were 330 homes for sale in Santa Cruz County. The average since January 2003 is 681.
The sales price to list price ratio fell from 100.9% to 99.4%.
One hundred and thirty-eight homes went into escrow last month.
Days of Inventory rose from 64 to 79. The average since 2003 is one hundred and thirty-nine.
Days on market was forty-four. That is the time from when a home is listed to when it goes into contract.
The median sales price for condos fell 19.3% year-over-year. The average sales price fell 16.1%.
Condo sales were up 15.4% year-over-year. Thirty condos were sold last month.
Inventory was down 16%.
As of August 5th, there were one hundred & five condos for sale in Santa Cruz County. The average since January 2003 is 141.
Days of inventory fell from fifty-four to one hundred & five.
It took eighty-one days, on average, to sell a condo last month.
